In short: An HMO ensuite is a small private shower room, with a WC and basin, built into or next to a letting room. Fitting one means planning drainage (often with a macerator or small-bore pump), extraction, waterproofing and electrics, while keeping the bedroom big enough to meet the size standard.

What does ensuite installation include?

  • Survey of room size, drainage and water pressure
  • Stud partition or pod installation
  • Waste, macerator or pumped drainage
  • Tanking and waterproof wall boards
  • Shower, WC, basin and heated towel rail
  • Extractor fan with overrun
  • Lighting and electrics to bathroom zones
  • Tiling, flooring and finishing

When do landlords need it?

  • Moving a house up to professional sharers
  • Reducing pressure on shared bathrooms
  • Large rooms with space to spare

What rules apply in each UK nation?

The law differs between England, Wales, Scotland and Northern Ireland, and councils publish their own HMO standards on top. These are the points that usually matter for this work.

England

  • Licensed HMOs must meet national minimum bedroom sizes: 6.51 m² for one person aged 10 or over, 10.22 m² for two, and 4.64 m² for a child under 10.
  • National rules ask for an adequate number of bathrooms, WCs and basins and suitably located kitchens; numeric ratios are set by each council.
  • Building regulations cover structural changes, new partitions, ensuite drainage, fire-resisting construction and notifiable electrical work.
  • Electrical installations must be inspected and tested at least every 5 years; remedial work is due within 28 days, or sooner if the report says so.

Wales

  • England’s national room sizes do not apply in Wales; councils set their own room standards.
  • Kitchen and bathroom ratios are set in each council’s HMO standards.
  • Building regulations cover structural work, partitions, drainage, fire-resisting construction and electrics; confirm with building control whether the conversion is a material change of use.
  • An electrical inspection and test at least every 5 years, with the report given to the contract-holder within 14 days.

Scotland

  • Room sizes are set by each council; East Lothian, for example, uses 6.5 m² for a single room with a shared lounge and kitchen, and 10 m² without.
  • Kitchen, WC and bathroom ratios come from council standards; one WC and one bath or shower per 5 people is a common figure.
  • A building warrant may be needed for a change of use or for installing a fire alarm system; check with the council’s building standards service.
  • An EICR before the first let and at least every 5 years, with C1 and C2 items fixed, PAT testing of supplied appliances and RCD protection.

Northern Ireland

  • Space and amenity standards come from the HMO (Living Accommodation Standard) Regulations (NI) 2019 and the licence conditions.
  • Kitchens, bathrooms and WCs must meet the 2019 living accommodation standard regulations and licence conditions.
  • New HMOs need building control approval as well as planning permission.
  • HMO licence conditions require a satisfactory EICR at least every 5 years.

Questions about ensuite installation

Does an ensuite count towards the room size?

No. The ensuite area is normally excluded when the bedroom is measured, so the remaining room must still meet the size standard.

Can an ensuite go anywhere?

It needs a route for waste water. Gravity drainage is best; where that is not possible, a macerator or pump can work. We check at the survey.

Do ensuites need building control?

New drainage and extraction usually fall under the building regulations, so a building notice or competent-person self-certification is normally needed.

How noisy are macerators?

Modern units are quieter than older ones but still audible. We use them only where gravity drainage is not possible and fit them to reduce noise.
